Save Your Money. Seriously, by The Weeks Group
There’s a moment that hits every home seller at some point. It’s when you walk through your house, and suddenly everything you have enjoyed for years feels like it needs fixing.
This goes above and beyond your “honey-do” list. Those things probably should have been done a long time ago:)
But maybe your kitchen looks dated. The bathroom feels as though it hasn’t seen an upgrade since before the invention of running water. That small crack in the wall suddenly feels like it’s holding the whole place together.
And that’s when the disruptive thoughts begin:
- “Should I redo the kitchen?”
- “Do we need new floors?”
- “What should I fix before selling?”
This is where things can go very right… or very expensive. After decades of selling homes across Barrie and Simcoe County, the Weeks Group knows how buyers actually behave, so let’s talk before you start calling contractors.
The truth is, most people don’t lose money because their house is outdated. They lose money because they fix the wrong things. Or unnecessary things.
Or, as David would say:
“Don’t spend a pile of money and time on renos to impress someone who’s already planning to change it anyway!”

What Stops a House From Selling?
(It’s Not What You Think)
There’s this belief that if you just update everything… buyers will line up. Sounds logical. It’s also usually wrong.
What actually stops a house from selling?
- Poor presentation (especially online- first showings happen on phones now)
- Pricing that misses the mark
- Weak exposure or positioning
That’s what turns buyers away. Not your countertops. Not your cabinets. And definitely not because your bathroom doesn’t look like it belongs in a magazine spread.
No buyer has ever said: “We loved everything… but the backsplash wasn’t speaking to us, so we walked.” At least not as the real reason.

A Real Example (and a Near $40,000 Mistake)
We had a seller not long ago, all geared up and ready to redo their entire kitchen before listing their house.
The estimated cost? About $40K. A little more than your usual coffee budget, that’s for sure. But their kitchen was already nice! Sure, it wasn’t brand new, but $40K seemed a little too steep, so we told them to hold off.
Instead, we got the homeowners to do a thorough cleanup and adjust some lighting. Our team helped them improve the flow through effective staging.
Best of all, Weeks Group properly positioned the home and kicked off a comprehensive marketing campaign.
The result was a massive amount of interest from buyers – and a strong sale price.
In this case, the $40K renovation could have hurt, not helped, results because it would have delayed their market entry timing. This, by the way, is the difference between renovating and positioning.
And trust me- the top agents in the business aren’t winning because their clients all have perfect kitchens. They’re winning because they understand how buyers think.
What NOT to Fix Before Selling Your House
If you’re wondering how to get your house ready to sell, this is where you protect your money.
1. Don’t renovate the kitchen before selling.
Maybe it seems counterintuitive. The kitchen is the heart of the house, and buyers place the highest importance on this room, so all kitchen remodels pay off, right?
This is the biggest misconception. Here’s what really happens almost every time a homeowner overspends on renovations:
You invest thousands to make it “perfect”… and the buyer walks in thinking: “This is the first thing we’ll change.”
The seller’s mistake is that they were not renovating for the buyer. They were guessing for them.
And in real estate, guessing is expensive.
2. Don’t fully remodel bathrooms unless you have to
Like kitchens, bathrooms matter… but perfection doesn’t pay. If it’s clean, bright, and functional, you’re already ahead of most listings.
3. Don’t replace flooring unless it’s a problem
This one surprises people. If your floors are clean, consistent, and not heavily damaged, you’re fine. Maybe it’s not perfect. But “fine” sells homes every day.
Buyers don’t fall in love with floors…they fall in love with how a home feels. There is an art in selling to a buyer who is 70% motivated by emotion.
Buyers plan logically and think logically, but, when it comes to offers, they get very emotional. This is one of the reasons why the Weeks Group excels during negotiations.
4. Don’t overspend on mechanical upgrades
Systems like the furnace, windows, and roof are important. No one will ever deny that. But it’s important to know that spending money on them won’t necessarily get you a higher price.
Buyers don’t pay extra for these- they just stop worrying. And if the home shows well enough, these become a non-issue.
That’s where we earn our keep- helping you save money and focus on repairs and upgrades that actually matter.
5. Don’t lean into personal design choices
The bold tile, the custom feature wall, and those built-ins you love all add character and reflect your personality. But think of how it seems to a buyer.
The last thing you want is for them to think, “how much is this going to cost me to undo?”
As we always say: Be as generically appealing as possible.

How to Prepare Your House for Sale (What Actually Works)
If you want real, practical tips for selling your home- not theory- focus here:
- Clean it properly (not a quick tidy — a real clean)
- Paint if needed (neutral always wins)
- Declutter like you’re moving… because you are
- Improve lighting- brighter homes feel better
- Make the home flow- sometimes that means removing, moving, and adding pieces
None of this is exciting or glamorous. It’s just what works.
How to Get Your House Ready to Sell (Without Overspending)
Here’s where sellers go sideways. They try to upgrade the house into something it isn’t…instead of presenting it at its absolute best.
You’re not trying to win a design award. You’re trying to get buyers to walk in and say: “This feels right.” And that decision happens fast.
How Much Do You Lose Selling a House As Is?
We get this all the time. The honest answer? It depends.
If your home is clean, well-maintained, and well-presented overall, you might lose a little. Sometimes, it makes zero difference whatsoever.
Buyers will push for discounts if your house feels cluttered and neglected and they feel overwhelmed with how much work they’re going to have to do. Not because it’s outdated…but because it feels like work.
And buyers hate work more than they hate outdated finishes.
Short List of Things to Do Before Selling Your House
- Clean it
- Light it
- Declutter it
- Paint it if needed
- Improve flow
- Price it properly
Keep it simple, because that’s what gets homes sold. Everything else is usually noise and unnecessary expense.
Location is another critical factor when selling a house. Find out why Barrie is such a desirable market in the posts below:

Final Thought
We say this all the time: Don’t renovate for the next owner. Set the stage so they can picture themselves in it.
As much as possible, make it about their lifestyle and their next chapter.
Buyers aren’t buying your finishes. What really sells them is how the home makes them feel.
