What Is a Real Estate Broker?

Every industry has its mysterious titles. Law has associates and partners. Medicine has residents and attending physicians. Real estate has agents, REALTORS, brokers, and brokers of record.

It’s enough to make your head spin faster than a buyer trying to secure waterfront in June. So let’s break it all down clearly and simply, Weeks Group style.

Here’s what we’re covering: what is a real estate broker, what does a broker actually do, what is a broker of record, and why we personally decided to remain REALTORS rather than brokers.

Spoiler: it’s because The Weeks Group chooses to focus on you instead. All clients deserve 100% of our focus on marketing, negotiation, strategy, and customer experience and not the administrative and compliance responsibilities that brokers carry.

First Things First: What Is a Broker in Real Estate?

In Ontario, a real estate broker is a licensed REALTOR who has completed additional education, passed more advanced exams, and gained enough experience to supervise agents or run a brokerage.

They can still work with buyers and sellers, but they also take on operational responsibilities such as reviewing files, ensuring legal compliance, handling disputes, and managing the business side of the brokerage.

Different Professionals, Different Priorities

Think of it this way: agents/ REALTORS focus on clients. Brokers focus on operations. Both roles are essential, but they require different skill sets. So what is a broker of record?

Despite sounding like something from the REALTOR Hall of Fame, the broker of record is simply the one person legally responsible for everything that happens inside a brokerage. Their name goes on every file. They are accountable to the regulator. If something needs to be corrected or investigated, they are the one who gets the call.

Who Should You Choose to Work With When Buying or Selling?

Here’s the quick breakdown most people ask us about: real estate broker vs agent vs REALTOR. A REALTOR is a licensed agent or broker who is a member of CREA and follows the REALTOR Code of Ethics. An agent is a salesperson licensed to trade in real estate and work directly with clients.

A broker is an agent with additional credentials who can supervise or run a brokerage. The broker of record is the top-level broker responsible for the entire operation.

Now, why are The Weeks Group REALTORS and not brokers?

This is deliberate and strategic. Because years of experience have taught us one core truth: do what you do best, and hire the best for the rest.

What We Do Best

We negotiate fiercely to market properties at a world-class level. As a client, you want an expert who will guide you with clarity and confidence. The Weeks Group will communicate constantly and strategically. We build trust. We help families buy and sell the largest asset of their lives with precision and care.

None of that should be diluted by the responsibilities of a broker- reviewing compliance files, overseeing trust accounts, managing administrative systems, and running office operations. Not that those aren’t big jobs, but they belong to people who specialize in them.

That’s precisely why we partner with a highly experienced, extremely capable broker and broker of record. They manage the back end of the business, supervise the legal and administrative responsibilities, and keep everything compliant and running smoothly.

Meanwhile, we stay focused entirely on what actually moves the needle for clients:

  • Strategy
  • Marketing
  • Exposure
  • Pricing
  • Negotiation
  • Most of all, service

A Higher Level of Service and Care

The right choice matters when choosing an agent because you want your real estate team to spend their time and energy on you- not on internal operations. You hire a chef for the food, not the bookkeeping. You hire a REALTOR for expertise, not for trust accounting.

When REALTORS try to be everything to everyone, clients suffer. We’ve intentionally built a business where our time is spent where it creates the most impact for our clients.

So what does a real estate broker actually do day to day? They approve deals, check compliance, manage trust accounts, handle legal and ethical issues, train agents, and oversee risk and operations. It’s vital work, just not the kind of work that helps you sell your home for top dollar or secure a winning offer in a competitive market.

The bottom line: a real estate broker handles the business. A broker of record handles the legal oversight. A REALTOR (that’s us) handles the strategy, the negotiations, and the client experience.

By choosing to remain REALTORS and aligning ourselves with one of the most experienced brokers in the industry, we deliver a high-touch, very open, powerful, marketing-focused service without distraction. It’s the ideal partnership: brokers manage the operations; The Weeks Group manages the results.
