There is a particular kind of fun in opening a real estate app “just to have a look” and 45 minutes later you have saved a waterfront cottage, three cool condos you can’t afford, and you have a firm opinion about a renovation in a house you have never been in. No judgment. We all do it.
Excellent for browsing. Less reliable when the app starts sounding like an expert adviser where algorithms and extrapolations are the basis.
Apps make it easy to browse listings, compare neighbourhoods, follow prices and check sold history in some areas. They are useful, and very good at making a screen full of data feel like a complete story.
It isn’t. An app can help you find a house. It can’t assess the renovation, notice the awkward layout or explain why one side of the street is worth more. That still takes a professional who knows the market and has actually been inside more than a few houses.

REALTOR.ca: the sensible starting point
REALTOR.ca is the most familiar Canadian search site. Browse listings on a map, filter by location and price, share, save favourites and set alerts. It is a sensible place to see what is being marketed and what different budgets buy. My most common and favourite use is the mapping feature that allows you to drive by a listing and see a house for sale and it instantly knows you are in front of it and allows you to see the deets.
A listing is marketing information, not an inspection or independent opinion of value. Photos flatter; details and status can change. That generous looking room may owe something to a wide angle lens.
Users praise the browsing and alerts, though people also mention issues with filters, sharing, navigation and technical glitches. Useful window to looky loo; occasionally a sticky latch. Confirm important details with your Realtor.

HouseSigma: sold history and the ever seductive estimate
HouseSigma is popular because it lets users look beyond asking prices. Depending on the area, you can explore sold prices, listing history, nearby comparables, market activity and automated home estimates. Sold history is helpful as it can show how a property has been marketed and what nearby homes actually sold for.
The estimate deserves way more skepticism. It is built from data and patterns. It does not visit the home, judge the renovation, notice a noisy road or understand why a rare feature matters. HouseSigma acknowledges that estimates can be wrong, and its sold data coverage varies by region.
Buyers and Realtors often praise the sold information while warning that estimates can miss badly when the property is unusual, local sales are limited or the “comparables” are not really very comparable. Sometimes I have seen these estimates right out to lunch.
Use the app to ask better questions. “Why did this one sell for more?” is useful. “The app says my house is worth exactly $1,137,482” is an algorithm wearing a very expensive suit that doesn’t fit.
My personal peeve with this site and others is they do not always update information on the listings. Realtor.ca is tied directly to the main system.
Zolo and Zoocasa: handy alternatives
Zolo and Zoocasa offer listing searches, alerts and market information, with sold data and handy dandy automated estimates in some areas. They make it easy to compare homes without opening a dozen browser tabs and forgetting which one had the good kitchen.
Zolo says its estimate is not an appraisal; access to sold data can depend on local rules. Zoocasa’s Zoopraisal also uses algorithms and market information. Neither can assess a home’s actual condition. Users like browsing and alerts, but also mention missing history, filters, photos and login issues. Coverage varies, so verify what matters.

Wahi, Zillow and Redfin in brief (not very popular in Canada)
Wahi combines search with property insights and offers cashback to eligible buyers in very selected areas. Check the terms before counting any money; “up to” is doing some work in that sentence.
Zillow and Redfin are primarily U.S. platforms. They may be useful for browsing American homes, but their estimates are not a sensible guide to a property in Simcoe County. Different countries, different data, different markets. The number does not become local just because it is displayed confidently.
Google Maps and mortgage calculators
Google Maps is good for routes, nearby amenities and the property’s surroundings. It cannot tell you how the street sounds at rush hour or whether the “quiet country road” becomes a dump truck parade to a hidden gravel pit at 7 a.m. Visit in person and ideally more than once.
Mortgage calculators help with rough payment comparisons. They do not indicate approval of a mortgage or account for every detail of your finances and also the property. Treat the result as arithmetic, not a financing commitment; speak with a qualified mortgage professional for that.

Where Your Realtor Fits In
The apps collect information. A good Realtor interprets it.
Two homes with similar size and bedrooms can have very different values. One may be move-in ready; the other may need a roof, a vision and a prayer. Waterfront value changes with many things like shoreline, exposure and dock use. Condo value depends on fees, reserve fund, rules, parking and building condition- not just the view.
A comparative market analysis is not an app estimate with a fancier name and cover. It selects relevant sales, checks current competition, accounts for differences and explains the reasoning. That informs a buyer’s offer strategy or a seller’s price, presentation and timing.
A Realtor can spot thin data, poor comparisons and reasons a home may be sitting beyond price. Sometimes an online number is a useful clue. Sometimes it is a clue wearing a name tag it doesn’t deserve.
Browse away. Just keep the app in its lane.
- Save the interesting homes.
- Set alerts.
- Check sold history where reliable local data is available.
- Use maps to explore the neighbourhood, run rough payment numbers and keep a list of questions.
Then ask your Realtor to confirm the details, review the right comparables and put the property into local context.
And if you are only browsing in your spare time, carry on. Looking at houses is a perfectly fun hobby. Just remember: the app shows you a property. A professional helps you understand the property and the decisions attached to it.
