The Lot: The Real Starting Line
When people ask me how expensive it is to build a house, I usually start by asking, “Have you secured the land?”
In many parts of Ontario, serviced lots are limited. If you’re building rural, now you’re talking about location relative to trades and shipping materials, wells, septic systems, driveways, grading, tree clearing, half loads on trucks in the winter and early spring and sometimes blasting rock. That alone can add tens of thousands, sometimes hundreds of thousands, before you even break ground.
Even in town, development charges, permit fees, architectural drawings, engineering, and municipal approvals are not small numbers. We hear about processes being streamlined. In practice? Approvals can still be lengthy and frustrating.
So when someone asks, “Is it cheaper to build a house?” my answer is always: compared to what? Because if you buy an existing home, all of that infrastructure is already in place and resale prices are lower than they have been for years.

At $400 per square foot, you’re at $800,000 just in construction. That doesn’t include land. Or landscaping. Or driveway. Or appliances. Or basement finishing. Or mandated building inspector changes. Or contingency.
And please, always have contingency. Experienced builders will tell you 10% minimum. Things change. Materials spike. You decide you want better windows. It adds up.
