Buyers Buy More Than Houses
Anyone buying a house is searching for the feeling that home provides. One of the biggest misconceptions in real estate is that buyers make decisions based on bedrooms, bathrooms and square footage. The features and the math. Those things matter- but they aren’t why people fall in love.
People buy because they imagine themselves living there.

- Dinner parties around the kitchen island with friends
- Watching sunsets with your partner
The home becomes the backdrop for the next chapter of their life. Our job is to do more than tell buyers about what features your home has. We must really help them see and feel the value equation.
Our job is to help them imagine what their life could become inside it. That is marketing. And understanding who they are before we reach out to them and touch their imagination.
And that’s much more involved than simply uploading photographs to the MLS.

We Don’t Sell Homes Online
That statement surprises people. All the time!
Yes, your home will appear on Realtor.ca, social media and every other major real estate platform. The Internet is a valuable tool to spark initial interest from buyers.
But homes are not actually sold in digital space. They’re sold in person.
The purpose of great online marketing isn’t to convince someone to buy your house. I can’t say this enough.
Marketing must create enough curiosity and emotion that they absolutely have to come and see it and feel like they would be missing out by not visiting. FOMO! (Fear Of Missing Out).
That’s why we don’t photograph every corner. We don’t give away every surprise. We showcase the moments that create emotion.
We also intentionally leave a little mystery, which surprises some people.
Every home has imperfections. Buyers are going to discover them eventually, and that’s perfectly okay. The objective isn’t to hide them. That’s not what we are doing.
The objective is to ensure buyers experience the home’s greatest emotional strengths before noticing its smaller weaknesses at a showing.
That’s where the remarkable thing happens- they are so positively motivated that they brush aside the minor issues. Boom!
Even Photo Placement Has a Strategy
Think about how you browse homes on Realtor.ca.
Most people don’t study every photo. They decide in the first few seconds whether a property is worth exploring further. Then they may read some and sometimes all of the comments about the home, but it depends on how the pictures appeal.
If the opening images and first sentences don’t create emotion, curiosity, or aspiration, many buyers simply move on to the next listing. Our goal is that they see all the pics and read all the words.
That’s why we carefully choose the order of every photograph.
The first few images need to stop people from scrolling. They need to make buyers think, “I have to see this home.”
We’ve all seen listings where the first photo is a terrible view of the home, followed by a close-up of a faucet or a sink, a furnace room, or an average bedroom. Those may be features, but they aren’t why someone falls in love with a home. They need the feeling that makes them picture a better version of their life.
- Our goal isn’t to get someone to buy your home online.
- Our goal is to make it impossible for the right buyer to NOT book a showing. That’s how homes are truly sold.
Because once buyers walk through the front door, the things they love often become far more important than the little things they don’t.
We Build The Value Equation By Answering the “Why”
One of the questions every buyer asks themselves, often subconsciously, is:
“Why is this home worth this price?”
That’s called the value equation. And it’s one of the most overlooked parts of selling real estate.
A great listing doesn’t simply describe a home. It explains why this home is different.

- Why these renovations matter
- Why this lifestyle matters
Smart Use of Little Known and Under-Appreciated Tools
There is a rarely used section of an MLS listing called “attachments”. This is the perfect spot for all of those technical features we want buyers to know about but that don’t capture the heart and emotional benefits of a home.
That way, we can build positive emotions about what it would be like to live in the house.
Using this tool effectively also allows us to appeal to different types of buyer psychologies: those who buy almost 100% on “gut instinct” and those who need all the details and math to feel good about the decision they’ve already made.
When buyers emotionally understand the value before they arrive, they already expect to love the home, and that’s a powerful place to begin a showing.
